Rental Polices
Check- In

Direct check in at the vacation home with a door code previously provide by Tropical Escape one week prior to  arrival.  It is Florida Law that all guests must register with the office during regular office hours within 24 hours of arrival. Tropical Escape is required to confirm the number of your villa, party name, and the total number of guests in your party. At this point please check through your home to make sure everything is in order and report anything broken, damaged or in need of repair.
 
Check-In time: after 4:00 p.m.
Please note: Due to the nature of vacation rentals, cleaning services can require additional time. Residences are not always available at the earliest listed check-in time, especially during peak seasons.

Check-Out

Check-out time for all properties is 10:00 a.m.
Any request for late check-out must be approved by Property Manager within 24 hours of departure. Please call the property manager one day prior to your check-out.

Advanced Reservations

Reservations are accepted up to one year in advance. Those that are made for a future period, for which rates have not yet been set, are considered tentative. Once rates are set, notice will be given. At such time, guests will have the option of guaranteeing their tentative reservation with a deposit.

Minimum Length Of Stay

Minimum length of stay is 3 nights. A separate cleaning charge is applicable only where the rental period is for less than 6 consecutive nights (where permitted). The charge is dependent upon the size of the property: 2 Bedroom- $75, 3 Bedroom- $85, 4 Bedroom - $95, 5 Bedroom- $100, 6 Bedroom -$115, 7 Bedroom- $125

Deposits And Fees

To confirm a reservation, a $200.00 rental deposit at the time of the booking is required. The final payment of the reservation must be paid in full 30 days prior to arrival.
Guest agrees to pay the full cost of any breakages, losses or damage to the property.
Not to sublet or share the property except with persons nominated on the Booking Form

Payment

Full balance MUST be paid 30 days prior to arrival. Most major credit cards are accepted. Any outstanding balance after check out is automatically charged to the credit card on file.

Taxes

Florida Law requires that sales tax and occupancy hotel-motel tax be collected on all rentals. Tax requirements are subject to change by state and local taxing authorities.

Occupancy

Our homes range from 3 to 15 miles from the Main Gate of Walt Disney World. All properties are limited to the bedding capacity and to Registered Guests Only. Management reserves the right of eviction for unauthorized occupancy (maximum occupancy standards are regulated by the county fire chief and local authorities ).

Maximum Occupancy :

According to Fire Marshall regulations, the following Maximum occupancy is not be exceeded:
2 bedrooms = 6 person maximum occupancy
3 bedrooms = 8 person maximum occupancy
4 bedrooms = 10 person maximum occupancy
5 bedrooms = 12 person maximum occupancy
6 bedrooms = 14 person maximum occupancy
7 bedrooms = 16 person maximum occupancy

Pool Heat :

If Pool Heating is required the following charges apply: (Sales and Resort tax at the prevailing rate of currently 13% will be added ) Please keep in mind that as per Florida Law Pool Heat cannot be increased above 88 degrees Fahrenheit. Tropical Escape Vacation Homes can not accept responsibility for, and shall not be liable for the outside weather that could impact the pool temperature.

Pets

Pets and other animals may not be accommodated at any time without the prior written permission by Tropical Escape Vacation Homes. Where such permission is granted a non refundable pet fee of $200 per stay shall become payable.

Damages During your Stay:

All Damage must be reported promptly to Tropical Escape Vacation Homes. Our Property manager will have the sole authority to determine the extent of repairs necessary. Tropical Escape Vacation Home property manager have ultimate administration authority. Arbitration is required prior to litigation. The prevailing shall be entitled to recovery and/or reimbursement of all fees in connection with same.

Force Majeure

Tropical Escape Vacation Homes can accept no responsibility for, and shall not be liable in respect of, loss or changes caused Force Majeure, e.g. strikes, fire, flood, closure of airports, acts of terrorism, weather conditions, war, riots, or any other event beyond its control, including any inconvenience caused by construction/building work in the local area.

Liability:

Tropical Escape Vacation Homes can not accept liability for acts of omission of or changes of Third parties such as airlines, car rental companies, etc or losses of enjoyment as a result of bad weather, acts of war, terrorist activities, etc. Tropical Escape Vacation Homes can also not accept responsibility or liability for any accident, loss of property, theft, injury or illness arising from or sustained during your rental period, regardless of how it may have occurred. All belongings, goods and items of any nature are left in our home at the full risk of guests. Tropical Escape Vacation Homes can also not accept responsibility or liability for the failure of any equipment or services in our homes, regardless of how it may have occurred. In unlikely event of any problems, however, Tropical Escape Vacation Homes Property Management is there to help and will endeavor to quickly rectify any problems. Children must be properly supervised at all times when using the pool or when around the pool area. Use of the pool is entirely at the guest’s risk. Liability is strictly limited to the amount of full rent paid.
